KARYU estate (the "Company") endorses the philosophy of the "Principles for Customer-Oriented Business Conduct" published by the Financial Services Agency of Japan, adopting these principles across all business domains, including real estate investment advisory, brokerage, real estate planning and sales, spatial construction (furniture sales, etc.), and wealth management. To prioritize the comprehensive enhancement of our clients' asset value and the realization of a rich lifestyle, we execute our business based on the following principles.
1. Pursuit of the Customer's Best Interest
Maintaining high expertise and professional ethics, the Company consistently pursues the best interests of our clients. We strictly prohibit recommending unnecessary transactions or selling products solely to generate short-term revenue (brokerage commissions, sales profits, advisory fees, etc.). From real estate investment to spatial design, we only execute proposals that we rationally judge, from a professional standpoint, will contribute to the preservation of clients' sustainable asset value and the enhancement of their Quality of Life (QOL).
2. Appropriate Management of Conflicts of Interest
The Company properly identifies conflicts of interest that may arise from our diversified business operations—such as real estate planning and sales (principal transactions), brokerage operations (dual agency), and sales of goods such as furniture—and manages them based on our separately established "Conflict of Interest Policy." If a significant conflict of interest concern exists, we appropriately disclose it to the client prior to executing the transaction. We will refuse or take other appropriate measures for any transaction that the Company judges may unjustly harm the client's interests.
3. Clarification of Fees & Elimination of Hidden Costs
Regarding the various fees and sales margins received by the Company, we establish a highly transparent fee structure as the consideration for the value provided and specify this in advance. We strictly prohibit the receipt of kickbacks (Hidden Fees) or referral fees from third parties—such as renovation contractors, property management companies, or furniture/building material manufacturers—without the client's knowledge. We strive to eliminate opaque costs that unfairly compress our clients' investment returns or purchase costs.
4. Clear Provision of Information & Elimination of Asymmetry
The Company firmly rejects transactions that exploit the "information asymmetry" existing between professionals and clients. We appropriately disclose, without concealment, not only the positive elements of the subject real estate or products but also significant risks and negative information (environmental/hazard risks, anticipated future capital expenditures, etc.) reasonably acquired during our operations. We ensure information is provided without over-reliance on technical jargon, utilizing data and objective simulations.
5. Provision of Suitable Services (Suitability Principle)
Through verification procedures based on AML/CFT policies, the Company endeavors to understand the client's asset status, investment experience, and medium-to-long-term life plans as thoroughly as possible based on the provided information. Subsequently, we formulate wealth management and spatial strategies rationally deemed suitable for their respective needs and risk tolerance. We do not propose excessive leverage (borrowing) in light of the client's financial situation, nor do we recommend excessive planning or sales that deviate from their lifestyle.
